Realtors/Real Estate Agents: How do you go about getting your listings?
Are your listings already provided by your broker? Do you have to pay for your listings? I asked a similar question awhile back, but I still didn’t get the full understanding. I am a studying realtor.
Maybe I didn’t make myself completely clear. OK, I didn’t mean how do you get the clients, I meant how do you get access to the houses that you’re selling. You know how when you are in search of a realtor, you go to Century 21.com and find an agent, then you check and see what kind of homes they have for sale? That is what I meant. How do you as the agent get the homes you sale? Does your broker provide you with a list of homes or something?
What is a “studying realtor”? Are you licensed or just taking the prerequisite courses to become licensed?
If I understand your question correctly…There is no list of people waiting to be listed for sale. The answer is to simply find someone who wants to sell a home, determine their needs, decide if you can help them, then have them sign a listing agreement. Where are these people you say? The best one is your sphere of influence which includes your friends, family, neighbors, co-workers, and their referrals. Other sources include open houses, internet, online services that sell leads, up calls & walk-ins (people who call or walk into your office needing real estate assistance), etc.
If you are asking how to view the available listings of other Realtors, then the answer is join a local Multiple Listing Service (MLS) as a broker. If you are not a broker, then you must join an office that is a member, then you can pay to join as a salesperson. This membership will also give you access to the lockboxes by purchasing a special keypad.
FYI: You can not legally claim to be a Realtor® unless you are a member of the National Association of Realtors (NAR). If someone is licensed, but not a member of NAR, then they are simply a real estate “salesperson” or “broker”. I’m not scolding, but this is an important legal matter.
